Matt joined PRP in 2022 and is responsible for net lease strategy, implementation, and execution. Matt also serves as a member of PRP’s Investment Committee. Matt’s experience spans 25 years and over $25 billion in commercial real estate equity, debt, and advisory transactions.
Immediately prior to joining PRP, Matt was a Managing Director and Partner with Eastdil Secured, “the Global Real Estate Investment Bank.” While at Eastdil Secured, Matt’s contributions included advising multiple net lease M&A, fund recapitalizations, conversions, and large, complex, structured corporate asset transactions. Prior to Eastdil Secured, Matt was President of Stonemont Income Fund, a net lease fund within Stonemont Financial Group consisting of over 90 office, industrial, and retail properties. Before that, Matt served as Managing Director and Head of the Corporate Net Lease Capital Markets group within Wells Fargo’s Structured Real Estate group, focused on providing corporate clients with sale-leaseback, build-to-suit, synthetic lease, balance sheet and securitized debt, as well as Credit Tenant Lease finance solutions. During Mr. McCoy’s tenure, CNLCM invested sole equity, financed, placed, or advised on over $15 billion of net lease office, industrial, retail, and special purpose assets under multiple operating lease, capital lease, and alternative structures. Matt’s experience demonstrates extensive knowledge of corporate credit, real estate, tax, accounting, and legal concerns which define single tenant, net lease investing.
Prior to joining Wells Fargo, then Wachovia, in 2005, Matt was an Assistant Vice President with Wells Real Estate Funds, an approximate $8 billion sponsor of public non-traded REITs, Limited Partnerships, and 1031 Exchange programs. Lastly, Matt began his career as an Associate with W. Lewis White Co., a boutique residential and commercial developer, investor, and advisor before moving to Edens and Avant, then one of the country’s largest private owners of grocery anchored retail and one of the regions most productive third-party advisors.
Matt holds a B.A. in English Literature from Wofford College where he was also a football letterman. Matt has served on Wofford’s Investment Advisory Committee which oversees the college’s endowment and directs the activities of its third-party consultant. Matt is a past president and lifetime member of the board of trustees of the Wofford Terrier Club, the fundraising arm of Wofford athletics.
Matt holds both Series 7 and Series 63 licenses.
