  • Sequoia Plaza I (built in 1987; 149,950 rentable square feet)
  • Sequoia Plaza II (built in 1991; 160,986 rentable square feet)
  • Sequoia Plaza III (built in 1990; 58,279 rentable square feet)

Conveniently located directly off the intersection of Washington Boulevard and Route 50 — one of Arlington’s most heavily traveled highways — the buildings are minutes away from Clarendon Station, served by the Orange Blue and Silver Lines of the DC Metro. This central location provides residents of Arlington County a highly convenient site to access government services offered at Sequoia Plaza. The complex is 98% leased to the Arlington County Department of Human Services (66% of RSF through 2030) and Arlington County Public Schools (32% of RSF through 2032). The remaining weighted average lease term is 13 years, providing stable and strong cash flows from the two S&P “AAA”-rated tenants. The leases have 2.5 annual escalations. $22.6MM was spent to renovate and release the properties to Arlington County. PRP will operate the asset efficiently through lease expiration and renew the leases at market rents.
