Amazon Berkeley is an Outbound Cross Dock facility. The Property is delivered in 2021. The facility sits on 42.4 acres of land and will be 278,670 SF, providing a low 15% site coverage ratio. The Property includes 36 feet of clear height, 384 car parking stalls and 253 trailer parking stalls, and 38 docks with full cross-docking configuration. The OXD sort facility serves as the “middle-mile” distribution service within Amazon’s logistics network. Brought by tractor trailer trucks, who use designated loading dock positions, packages arriving at this facility are prepackaged in cardboard boxes and labeled for shipping. Once unloaded into the facility, the packages are sorted into more specific locations, and loaded on to outbound tractor trailer trucks to be brought to a “last-mile” delivery station. There is no high bay racking/high piled storage in the facility and no hazardous materials will be handled or stored at the facility. The Property is located in the City of Berkey and is adjacent to the Saint Louis International Airport (STL) and Interstate 70. This project has a NNN lease with limited landlord capex exposure.
